A LOTS & RESIDENTIAL LOTS

RESIDENTIAL AND “A” LOTS ON WILSHIRE
These parcels of land serve as “buffer” zones between businesses and homes. Most are surface parking lots, like those behind Pavilions on Montana and behind Vons on Wilshire. There are 88+ lots in the city.  The current zoning code requires that these lots revert back to residential if the property is developed.  The city is in the processes of re-zoning these lots.
  • Many are on Wilshire between 10th - 16th.
  • There is a big cluster at the proposed 14th Street Mall.
Wilmont is a low density neighborhood. Wilshire is soon to become mixed use with housing above and commercial below.
  • Is it fair to residents to eliminate the buffer zone between businesses and homes?
  • Would converting residential land set the stage for “super charged” development along Wilshire?
  • How would greatly increased development on Wilshire impact traffic, parking, water….?

Discusses changes and potential changes to residential lots along Wilshire Blvd given by David Martin at Wilmont's March Meeting.  It includes Montana Ave and Wilshire up to 17th Street.  Information about the rest of Wilshire has not been provided.

Parcels outlined in Blue are residential lots allegedly re-designated as commercial on the LUCE map.  Pink hashing indicates an A-Overlay currently on the parcel.
